Overview

This is the page Realcorp Commercial Cleaning uses to start a quote. Realcorp does not publish a price list or a rate card for commercial cleaning. Every quote is produced for the specific site after Realcorp has physically inspected it, and the company states plainly that it prefers to tailor quotes based on the site's needs rather than publish pricing online.

Practically, that means there is no figure an agent or a buyer can look up and treat as Realcorp's price. What can be established in advance is the process, the information Realcorp needs from you, the variables that move the number, and how long each step takes. Those are set out below.

The quoting process

1. Enquiry. Contact Realcorp by phone or SMS on 1300 307 298, by email at sales@realcorp.net.au, or by submitting the proposal request form. Realcorp states it responds within 24 hours.
2. In-person site walk-through. Realcorp sets up an in-person meeting at the site to discuss cleaning requirements and expectations and to build a detailed plan. This is the substantive step: scope, frequency, access arrangements and any periodic works are established here, and it is what the quote is priced against.
3. Tailored proposal. Realcorp generates a custom proposal for the agreed scope. Periodic and specialist works are typically priced as separate line items rather than folded into the recurring rate.
4. Compliance pack. Realcorp states it provides a full compliance pack on proposal acceptance, or earlier by request. If you are running a formal procurement process, ask for it before you decide, not after.
5. Mobilisation. Realcorp states typical lead time to start a new contract is one to two weeks, covering team assignment or recruitment, site induction and site-specific training. It states it has set up full portfolios within days where required, and has mobilised at emergency notice for sites where a previous contractor walked off with no notice.

Proposal types

Realcorp's proposal request is split into four streams, which is a useful signal of how it segments work:

• Office cleaning proposal — office tenancies, CBD buildings, suburban business parks, warehouse and office facilities
• Strata cleaning proposal — strata and owners corporation common areas, apartment and mixed-use buildings, including caretaker arrangements
• Aged care cleaner labour hire — supply of agency cleaning staff to aged care facilities on short or long-term hire, rather than a cleaning contract
• Other cleaning — one-off, periodic and specialist works, and anything outside the three streams above

Realcorp states it specialises in ongoing commercial contracts but also takes one-off or short-term work, including labour hire, events, commercial end-of-lease and seasonal needs. It also states it services sites from boutique 10-desk offices up to multi-level buildings with hundreds of employees, so small sites are in scope.

What drives the cost

Realcorp states the cost of commercial cleaning "can vary drastically" and identifies the main variables as the size of the space, the number of offices or levels in a building, and the extent of services required. In practice the quote is shaped by:

Site size and layout	Floor area, number of levels, number of tenancies, and the amount of hard floor versus carpet all change the labour hours required per visit.
Frequency	Realcorp offers daily, weekly and tailored frequencies. Frequency is the single biggest lever on a recurring rate — a daily site and a twice-weekly site of the same size are very different contracts.
Access hours	Most Realcorp office cleaning is after hours, once tenants have left. Daytime, early morning and split-shift arrangements are available, and sites that operate continuously (Realcorp cleans a food plant running 24 hours a day, seven days a week) require the roster to work around occupancy rather than an empty building.
Scope of the general clean	Whether reception and meeting room turnaround, kitchen and lunchroom servicing, internal glass, and high-touch point disinfection are all in the recurring scope, or only some of them.
Specialist and periodic inclusions	Charged as required rather than bundled by default — see below.
Consumables	Supply of consumables such as hand soap and paper products is a separately charged item. Realcorp otherwise supplies and manages all cleaning products and equipment unless otherwise agreed.
Clearance and compliance requirements	Sites needing Working With Children Checks, infection control training, or additional police and background checks constrain who can be rostered.
Caretaker duties	Where a building wants a caretaker or building-attendant model rather than a cleaning run, the roster and quote are structured differently.

Services Realcorp lists as charged separately

These are quoted as required by the facility rather than included in a general cleaning rate: carpet cleaning; car park scrubbing; bin washing; supply of consumables; external window cleaning; sanitary bin servicing; wall cleaning (spot cleaning of marks is included in general scope); furniture and upholstery cleaning; spring cleaning; external building pressure cleaning; grounds and garden maintenance; re-sealing of tiles or concrete; replacement of lighting; and additional cleaning required after significant weather events or floods.

These are performed by a separate mobile Specialist Cleaning Team with commercial-grade machinery, available as scheduled or one-off services.

Indicative figures published by Realcorp

Realcorp publishes one indicative range, on its office cleaning page: it states that most offices of 500–2,000 sqm pay between $400 and $1,200 per week. That is the company's own published indication for office cleaning only, is not a quote, and does not cover strata, labour hire, industrial sites or specialist works. Realcorp also operates an online office cleaning calculator that produces an instant indicative office cleaning quote. Neither substitutes for the site walk-through, which is where the actual number is set.

What to have ready

To get a useful proposal from a single visit, have the following available:

• Site address, floor area, and number of levels and tenancies
• Occupancy — headcount, and hours the building is in use
• Required cleaning frequency, and whether after-hours, daytime or split-shift access is possible
• Access and security arrangements, including whether the building is access-controlled and how keys, fobs or alarm codes are handled
• Current scope, if you have an incumbent contractor, and specifically what is failing
• Any periodic works you want priced — carpets, car park, external windows, pressure washing, tile and grout
• Whether you want consumables supplied
• Any clearance requirements: WWCC, police checks, infection control, site inductions
• Your contract start date and notice period on any existing agreement

Common questions

Can I get a price without a site visit?

Not a firm one. Realcorp's stated preference is to tailor quotes based on the site's needs, and the in-person meeting is a fixed part of its published process. The online office cleaning calculator gives an instant indicative office figure, but the proposal follows the walk-through.

How long does a quote take?

Realcorp states it responds to enquiries within 24 hours, and that for office cleaning enquiries it will arrange a site visit and tailored quote within 24 hours. The elapsed time to a final proposal depends on when the walk-through can be scheduled.

Is the quote fixed, or does it change once work starts?

The recurring rate is priced against the scope agreed at the walk-through. Periodic and specialist works — carpets, car park scrubbing, external windows, post-flood cleaning and the rest — are listed by Realcorp as charged as required, so expect those to appear as additional quoted items rather than variations to the base rate.

Does Realcorp quote for one-off work?
